How rent charges are created each month

Every month, the rent a tenant owes is recorded as a charge on their lease. That charge is what the balance, reminders, and statements are built on. Here is how it gets there.

The short version

  • Wealthru can post each month's rent automatically, once a month, for every active tenancy.
  • You can also post the current month yourself with Post this month's rent on the lease.
  • Posting is safe to repeat. The same month is never charged twice.
  • Rent starts when the tenancy starts. Months before the lease start date are never charged.
  • The month a tenant moves in is charged only for the days they have the home.

Automatic monthly rent

When automatic rent charges are turned on for your account, Wealthru posts the current month's rent for every lease that is in an ongoing tenancy. The amount comes from the lease's monthly rent, and the due date comes from the lease's rent due day. You do not have to do anything.

This runs for leases that are active (including month-to-month, renewal, rent-change, notice-given, and eviction). It does not run for:

  • a lease still being set up (before move-in), because first month's rent is collected at move-in,
  • a lease that is winding down or ended (moving out, settled, archived),
  • a lease with no monthly rent set (zero rent),
  • the other term of a renewed tenancy (see below).

Rent starts on the lease start date

Rent is never charged for a month before the tenancy begins.

  • A month entirely before the start date is not charged, and posting it by hand is refused with a message pointing you at the lease start date.
  • The month the tenancy starts in is charged for the days from the start date to the end of that month. A tenancy starting on 15 September at $1,500 a month is charged $800 for September, which is 16 of September's 30 days.
  • Every month after that is a whole month, as normal.
  • A tenancy starting on the first of a month is a whole month, not a part month.

A part month says so on the charge, for example Rent 2026-09 (16 of 30 days, moving in 2026-09-15), so it never reads like a normal month that came out wrong.

This is the same rule that already applies at the other end of a tenancy. The month someone moves out is charged for the days they were there, and months after they leave are not charged at all.

If the start date is wrong

Fix the date rather than the books. Open the lease, find Term on the Overview, and use Edit the term dates, or go to the Settings tab. Every change is recorded. Once the date is right, post the month as usual.

If the lease has no start date

A lease with no start date recorded carries on exactly as before, and every month is charged in full. Wealthru does not guess a start date, because a missing date is not the same as a tenancy that has not begun. If you want the part-month rule to apply, add the start date on the lease.

Renewed tenancies charge once, not twice

When you renew a lease, the tenancy is kept as two terms: the original one and the renewed one. Only one of them is charged for any given month, so the tenant is never billed twice.

The changeover is the renewed term's start date:

  • months before that date are charged on the original term,
  • that month and every month after are charged on the renewed term.

This matters most when you agree a renewal early. If you renew in August for a term that starts next June, the renewed lease does not start charging in August. The original term keeps charging until next June, then the renewed one takes over.

If you try to post a month by hand on the term that does not own it, Wealthru refuses and tells you which lease to post it on instead.

Post this month's rent yourself

On a lease, open the Money tab and find This month's rent. Select Post {month} rent and confirm. The charge appears in the lease's charges right away, and the tenant's balance updates.

If the month is already posted, the section says so and there is nothing to do. Posting again never creates a duplicate.

First month and move-in

First month's rent is collected when you run the move-in (it is part of the move-in payment, along with deposits). So the automatic monthly rent skips the first month on purpose. You will not see a second charge for the same month. The next month onward is posted normally.

Why isn't this month's rent showing?

  • The tenancy may not have started yet. The Money tab says so and there is no post button until the month the tenancy begins. Check the start date under Term on the lease Overview.
  • The lease may not be active yet (still being set up, or already moving out).
  • The tenancy may have been renewed, in which case the month is on the renewed lease. Open it from the Renew lease section on the original lease.
  • The lease may have no monthly rent set. Set the rent on the lease, then post it.
  • Automatic rent charges may be off for your account. You can still post the month yourself from the lease's Money tab, or ask your account owner to turn automatic rent on.

Good to know

  • A charge that should never have been raised, including one posted for a month before the tenancy started, is voided from the lease's Money tab. Voiding keeps the record and shows it as reversed, because rent charges are financial records and Wealthru corrects them rather than erasing them.
  • A charge that was correctly raised but will never be collected is a different thing. Do not void it, because that rewrites a month the tenant really lived in. Write it off instead, from the same Money tab, and the loss is deducted on your tax worksheet. See "Write off rent you will never collect".
  • Generated rent is a normal charge. It flows into the balance, arrears aging, reminders, dunning, and the rent statement like any charge you post by hand.
