Accept your portal invite

Your landlord or property manager emails you an invite to the tenant portal. Accepting it is how you get in.

Show your manager the problem

What happens after you apply

You sent in a rental application. Here is what happens next.

Attach documents to your rental application

After you send your application, the landlord usually needs a few documents from you. You can attach them right away, and you can come back and add more later from the link in your confirmation email. No account needed either way.

You cannot sign in

Being unable to get in is not something you have to sort out with your landlord. Most of it you can fix from the sign-in page.

Choose which messages you get

You decide whether your property manager can send you newsletters and announcements, by email and by text, separately. You can change your mind as often as you like, and you never need to ask anyone.

Download a rent receipt

Download a tidy PDF rent receipt for any rent payment that went through, so you have proof of rent paid for your records or a provincial benefit or tax claim.

Get a copy of your data

You can ask Wealthru for a copy of everything we hold about you, and download it yourself. You do not need to email anyone or explain why.

Get your deposit back when you move out

When your tenancy ends, your property manager settles your deposit: they return it, or they return part of it and tell you what the rest was for. Your portal shows the whole picture, so you are not working from a single number in an email.

Planning to leave? Put it in writing from your portal so the date is on record, with the day you told your property manager. That record is what your notice period and your deposit return are worked out from.

What to do if a rent payment fails

Your rent payment did not go through. Here is how to fix it, calmly.

Keep your contact details and emergency contact up to date

Your name, phone number, and emergency contact live on your tenant profile. Your landlord or property manager uses them to reach you about your home, and uses your emergency contact only if they cannot reach you and something urgent is happening at the property.

Message your landlord

You can write to your landlord from your home page, and see everything that has been said in one place. Before this, a reply only lived in your own texts or email, so neither of you had the full history.

Pay from a text or email link

When your rent is due, Wealthru can text or email you a reminder with a secure Pay link (it looks like gowealthru.com/pay/...). This guide explains what that link does and how to pay from it.

You do not have to wait for rent to be charged before you can see how to pay it, or pay it.

The problem came back after your request was closed

Your request was marked completed or closed, and the problem is back. Or it was never really fixed. You can reopen the same request instead of starting a new one, which keeps your original report, your photos and the whole conversation together.

For property managers

Record land and other non-depreciable capital (ACB only)

Some capital costs add to your property's adjusted cost base (ACB) for a future sale but are not depreciated. Land is the main one. Record these as "ACB only, not depreciable" so they raise your cost base without showing up as a capital cost allowance (CCA) item. This is tooling, not tax advice.

Add a co-tenant to a tenancy

Most rentals have more than one tenant. A couple, two friends, a family. Wealthru records all of them on the tenancy so the paperwork matches real life.

Add a condo without adding a unit

A condo, a single-family house, and a townhouse are each one home you own, one property and one place to live. You do not need to create a "unit" inside it. Wealthru treats these as a single dwelling, so you add the property and go straight to the lease.

Bring in your CCA opening balances

If you were already depreciating assets before you started using Wealthru, you can bring in each pool's opening balance so we carry it forward correctly. This is the carried-forward undepreciated capital cost (UCC) for your capital cost allowance (CCA) pools. Tooling, not tax advice.

Build a custom lease with the wizard

Call off a work order, even after you sent a vendor

You sent a vendor to a job and now it does not need doing. The tenant says it sorted itself out, you got a better quote, or you dispatched the wrong person. You can call the job off, and the vendor is told.

Does claiming CCA affect my principal residence

Yes, claiming capital cost allowance (CCA) on a building can affect your principal residence exemption (PRE), so it is a decision to make with your accountant. This is tooling, not tax advice.

See your capital on the books by CCA class

The Capital on the books, by CCA class panel groups all your capital improvements by their CRA CCA class, so you can see what you own, what is left to depreciate, and what you have claimed so far. Tooling, not tax advice.

Change the email you sign in with

The address you sign in with can be changed from Settings. You keep your account, your properties, your team and your history. Only the address changes.

Check on a card payment that has not gone through

Ask the payment provider what happened to a card or pre-authorized debit payment that is still sitting as Pending, and have it recorded if it did go through.

Claim capital cost allowance (CCA)

Capital cost allowance (CCA) is the tax depreciation you may deduct on your building and depreciable assets. It is optional. You choose how much to claim each year, from nothing up to a maximum. Wealthru defaults every pool to claiming $0 and never claims for you. Tooling, not tax advice.

A declined renewal is stopping the lease rolling over

Your lease reached its end date and did not roll over to month to month. A declined renewal offer is the usual reason.

Close the books for a period

Closing the books locks past records so a finished period cannot be changed by mistake. It is the standard accounting control that makes a month, quarter, or year final once you have reported it.

Follow up a renewal, an expired offer, or a notice you already recorded

Wealthru now finishes the follow-ups it used to only start. This page covers the five places that changed, and what to do at each.

Collect rent early and prepayments

A tenant can pay before rent is due, or pay ahead for a future month. Wealthru handles this for you. The payment settles the balance, and a prepaid or settled month does not send a "rent is due" reminder.

Compare everyone who applied for a unit

When several people apply for the same home, you can put them side by side in one list, see how each one scored, and pick one without opening every application in turn.

Connect payouts so online payments reach your bank

Online rent goes straight from your tenant to your own bank account. Wealthru never holds it. That means online payment only switches on once your payout account is connected.

Correct a rent that was typed wrong

If the monthly rent on a tenancy was recorded wrong, you can correct it without recreating the tenancy. You keep the charges, the payments and the documents.

Delete something and recover it

Renting out a place comes with a pile of acronyms. Here is what the common ones mean, in plain language. You will also see these words underlined with dots in the app. Tap one to see its meaning right where it appears.

Group your condos into a building

If you own several condos in the same building, you can group them under one building. A building is the shared bricks they sit in, one address and one strata corporation. It is a grouping only, so it holds no money of its own, no value, no mortgage, and no tax.

Handle a maintenance request

Raise, triage, schedule and close out the maintenance work on your properties.

Record a holding deposit, and fix a payout you got wrong

Two kinds of money used to sit outside your books: the deposit an applicant pays to hold a unit, and the distributions you pay your owners. Both are recorded properly now, and both can be corrected.

How much CCA can I claim

CCA is optional. You can claim any amount from $0 up to the year's maximum for each pool, and the default is $0. This is tooling, not tax advice.

How rent charges are created each month

Every month, the rent a tenant owes is recorded as a charge on their lease. That charge is what the balance, reminders, and statements are built on. Here is how it gets there.

Invite a tenant to their portal

The tenant portal is where your tenant pays rent, reads their documents, and reports maintenance. They cannot reach it until you invite them, and the invite has to come from their tenant record so it carries their tenancy with it.

Record the keys and fobs you hand over

Record which keys, fobs and remotes you handed the tenant at move-in, and which came back at move-out. Both parties sign, so a later argument about a missing garage remote has an agreed starting point instead of two memories.

Keep a tribunal case file

Notify everyone at a property

Some things affect everyone in a building at once. The water is going off Tuesday morning, the elevator is out, the fire inspection is Thursday, the parking rules are changing. Notify residents sends one notice to every current resident of a property, individually.

Offer a lease renewal

Offer a tenant a fixed-term renewal or a move to month-to-month, with any rent change checked against your province's rules.

Your portfolio completeness score

Your dashboard can show a completeness score, like a profile-strength meter for your portfolio. It is a simple way to see what is filled in and what is still missing.

Open any document or image without leaving Wealthru. Instead of downloading a file to look at it, you can preview it right in the app, page through it, zoom in, and download it only if you want to keep a copy.

Put asset servicing on a schedule

Record when an asset was last serviced and how often it should be, and the next service appears in the property's Key dates beside the mortgage renewals and warranty expiries you already watch.

Reading the trial balance

The trial balance is the one-page summary of your books. It lists every account with its total debits, total credits, and net balance, plus two checks: that the grand totals match, and that everything you have recorded actually reached the ledger.

Record a lease that was already signed on paper

If a tenant signed the lease before you started using Wealthru, you do not have to send them the document again. Record the signed original you already have, and Wealthru treats it as the lease of record.

Record an owner who lives outside Canada

If you collect rent for an owner who lives outside Canada, the Canada Revenue Agency treats you as the withholding agent. That means the CRA looks to you for the tax that should have been withheld from their rent, not to the owner. The first step is simply recording who those owners are.

Record a rent payment

Log a payment a tenant made outside the app, like cash, cheque, or Interac e-Transfer, against their balance.

Record a returned payment (a bounced cheque or recalled e-Transfer)

Sometimes a payment you already recorded never actually clears. A cheque bounces, an e-Transfer is recalled, or a pre-authorized debit comes back from the bank. Mark returned is how you record that, and it is different from a refund.

Record an expense

Log what a property cost you, so it lands in your statements, your profit figures and your T776.

Record the deposit you hold, and pay the interest on it

Wealthru keeps two separate facts about a deposit, because they really are two things.

Relist a unit after a move-out, and take the ad down when it is filled

A listing does not take itself down when you sign a tenant, and it should not: plenty of landlords advertise a unit while the current tenant is working their notice. So the product asks you instead, in the places you are already looking.

Remove someone from your team

When someone leaves, take them off the account so they lose access straight away.

Renew a lease into a new term

Renewing records a new term for a tenant who is staying, carrying the deposit, rent due day, late fee, and grace period across from the current lease.

Rent out part of your own home (basement suite, in-law suite)

You live in your home and rent out part of it, like a basement suite or an in-law suite. Wealthru handles this as one property with mixed use: you keep living in the main home, and the rented part becomes a unit with its own tenant, lease, and rent.

Re-open a closed period

Sometimes you need to fix a record in a period you already closed. Re-opening the books removes the lock so you can make the correction, and it is recorded in the audit trail.

Bring back a tenancy you archived, rejected or withdrew by mistake

You moved a tenancy one step too far, or you withdrew an applicant who has since changed their mind. The stage now reads Archived, Rejected or Withdrawn, and the Move to menu is gone.

Reopen a maintenance request when the problem comes back

You closed a request, and the problem is back. Or you marked it complete before the work was really finished. Either way you can reopen it, and you do not have to file a new one.

Fix a mistake on an inspection that is already signed

The condition report is signed and something on it is wrong. The wrong unit, a room you never walked, photos filed against the wrong area.

Track a reserve fund

A reserve fund is money you set aside from each rent payment so a big or lumpy bill, like the annual property-tax or insurance bill, is never a surprise. Wealthru tracks this as a plan plus a running balance. It is guidance, not accounting, and it never moves real money.

Send a rejected expense back for approval

Your expense was rejected, you have fixed what was wrong with it, and you want it looked at again.

Return a deposit on time, to the right address

Once a tenancy ends you are on a clock. Most provinces set a deadline to return the deposit or account for what you withheld, and several of them double the deposit if you miss it. Wealthru now shows you that deadline where you are already working, and gives you somewhere to record the address the money is going to.

Undo an application decision when someone backs out

You approved someone, you have not turned them into a tenant yet, and they tell you they are taking another place. Or you rejected someone and realised it was the wrong call. Either way you can undo the decision.

Review every message across your whole account

All messages is the second view in Messages. Where Conversations groups everything by person, All messages lists every message with every tenant, vendor and applicant in one log, newest first. Use it to answer questions about the account rather than about one person: what went out last week, whether anyone replied, what a specific tenant has been sent all year.

Run a move-in

Move a tenant in with one guided flow that takes the deposit and first rent, records the walkthrough, and invites the tenant to their portal.

Run a periodic inspection

Record the unit's condition during a tenancy, not just at the start and the end. A periodic inspection uses the same walkthrough, photos, and tenant sign-off as a move-in report, and it compares against the most recent completed report so you can see what changed.

Scan a receipt or statement

Snap a photo or upload a PDF of a receipt and Wealthru drafts the expense for you. You review every field before anything is saved. You can also scan a mortgage, insurance, property tax, or valuation statement to draft the matching details.

Send a rent increase notice

When you raise a tenant's rent, Wealthru sends the tenant a rent-increase notice (a templated letter and email). You review everything before it goes out.

Send a prospective tenant the application form

Email a prospective tenant the rental application form for a unit. They fill it out online with no account, and the finished application comes back to you automatically.

The audit trail, who changed what

Every change to a money record is recorded in a permanent trail you can hand to an accountant or auditor. It answers "an expense was $5,000 and is now $500, who changed it, when, and what was it before?"

Browse Wealthru's shared guides and forms, and attach one into a tenancy so the tenant can see it.

Get answers from the assistant

Wealthru has one assistant that answers two kinds of question. Tap the round ? button in the bottom corner of any page to open it.

Why an amount or a date was refused

Wealthru checks every amount and every date before it saves anything to your books. If an entry comes back refused, this explains what the message means and what to do about it. These checks exist because a wrong figure in your books is much harder to fix later than a refused entry now.

Write off rent you will never collect

When a tenant leaves owing rent and there is no realistic way to collect it, write the charge off. That takes the debt off your books, deducts the loss on your tax worksheet, and stops the reminders, without pretending the rent was never charged. This is tooling, not tax advice: your accountant decides what is deductible.

For owners and homeowners

Estimate capital gains and the principal-residence exemption

Get a "what if I sell" estimate of the capital gain on a property and how the principal-residence exemption could lower it.

Generate your CRA T776 tax package

Produce a Canada Revenue Agency T776 Statement of Real Estate Rentals for a property, or for your whole portfolio, for a calendar year.
