Compare everyone who applied for a unit

When several people apply for the same home, you can put them side by side in one list, see how each one scored, and pick one without opening every application in turn.

Before you start

  • You need to be a property manager, account owner, or admin.
  • A manager assigned to specific properties only sees applicants for their own properties.

See one unit's applicants

  1. Go to Applications.
  2. Open Search and filter above the list.
  3. Choose the Unit you want, then select Apply filters.

The list now shows only the people who applied for that unit, and a line above it says which unit you are looking at. Everything else keeps working, so you can still narrow by status, by date, or by name at the same time.

There is a shortcut from the unit itself. Open the property, find the unit, open its actions menu, and choose Applicants. You land on the same list already filtered, with the filter panel open so you can see why the list is short.

Read the scores

If applicant scoring is turned on for your account, each row carries:

  • a score out of 100 and a band, Strong, Moderate, or Needs review
  • how many supporting documents the applicant attached, so you can see at a glance whose application is complete

Set Sort to Best match first to rank the pool by score. Someone who has not been scored yet sorts to the bottom rather than being treated as a zero.

Open any row for the full breakdown. The application page shows each signal with the exact numbers behind it, so you can see why a score came out the way it did.

The score is decision support, not a decision. It only uses income, documents, and tenancy or employment history. It never uses age, family or marital status, disability, where someone is from, or their source of income, and a person always makes the call. You remain responsible for human rights compliance. Turn your choice into a lease

  1. Open the applicant you picked and select Approve.
  2. Select Convert to tenant. Their tenant record is created and you land on the New lease form.
  3. Check the details, then select Create lease.

The lease form arrives already filled in:

  • the rent and the term you put on that unit's apply link, which is what this applicant was shown when they applied
  • if the link had no dates, the move-in date the applicant asked for becomes the start date
  • if the link had no rent, the unit's own asking rent is used instead

A note on the form says the figures came from the application. Everything is editable, so change anything that is out of date before you create the lease. Leave the end date blank for a month to month tenancy.

Starting from Start a move-in instead works the same way. Choose From an application, pick the applicant, and the lease terms fill in.

Tips

  • Choosing a unit anywhere in the New lease form fills that unit's asking rent, even when no application is involved.
  • Anything you type yourself is never overwritten. The form only fills a box that is empty.
  • Rejecting an applicant is not final. A rejected application can be reopened later from the closed applications section.
  • The list still hides applications nobody has submitted yet, so a half-finished draft never appears in a pool.
