Send a rent increase notice

When you raise a tenant's rent, Wealthru sends the tenant a rent-increase notice (a templated letter and email). You review everything before it goes out.

The short version

  • Open the lease, go to the Money area, and use the rent increase tool.
  • Enter the new rent and the effective date, then Check it against the province guideline and notice period.
  • Choose Apply now or Schedule for the effective date.
  • A review screen opens so you can check and edit the notice before it is sent.

Step by step

  1. Open the lease and find the rent increase section.
  2. Enter the new rent and the effective date. The effective date must be far enough out to meet your province's notice period.
  3. Click Check. Wealthru shows whether the increase is within the province rent-increase guideline for the year it takes effect, whether the notice period is met, and whether enough time has passed since the last increase on this tenancy.
  4. Click Apply now & notify (changes the rent now) or Schedule for effective date (serves the notice now and applies the new rent automatically on the date).
  5. On the Review the notice screen: - To / From: who the notice goes to and who it is from. - Email subject and body: edit the wording if you want. - Warnings: anything you need to finish by hand.
  6. Click Send now (or Schedule and serve). The tenant gets the rent-increase notice by email.

What the tenant receives

  • A branded Wealthru email with your subject and message setting out the new rent and effective date.

Once every 12 months

Most provinces let you raise the rent only once every 12 months, counting from the day the last increase took effect, or from the start of the tenancy if there has not been one yet. Wealthru checks this for you and refuses an increase that comes too soon. When it does, the check shows the date rent may next rise, so you can set the effective date to that day or later.

A notice you have already served counts, even if the new rent has not started yet. If you served a notice by mistake, cancel the scheduled increase first, then serve the correct one.

Renewing does not restart the clock. A renewal creates a new term of the same tenancy, so Wealthru counts across every term: an increase served on an earlier term still counts, and you do not have to wait another year after a renewal. Which year's guideline applies

The guideline that applies is the one for the year the increase takes effect, not the year you send the notice. Because notice periods run 90 days or more, a notice you send in the autumn usually takes effect under next year's guideline. The check names the year it used, so you can see which one you are being measured against.

If your province has not published that year's guideline yet, or nobody has entered it in Wealthru, the check says so and will not approve the increase. That is deliberate. We would rather tell you we cannot check it than show you a green tick against the wrong year's number. Ask your Wealthru admin to add that year's guideline, then check again.

Good to know

  • Guideline is a PREVIEW: until a person has verified a year's figure, the check marks it PREVIEW. It is tooling, not legal advice. Always confirm your province's rules before serving.
  • Review before serving: check the notice on screen before it goes out.
  • Above the guideline: Wealthru still lets you proceed if you have grounds, but confirm the rules and any approval that applies yourself. This applies to the guideline only. It does not let you raise the rent twice in one year, and it does not stand in for a missing guideline.
