You do not have to wait for rent to be charged before you can see how to pay it, or pay it.
Where to send your rent
Open Your home and look for How to pay your rent. The methods your property manager accepts are always listed there, whether or not you owe anything right now:
- Interac e-Transfer shows the address to send to and the exact message to put in the transfer. Copy the message exactly, it is how your payment is matched to your unit.
- Card is self-serve from the same card, when your manager accepts it.
- Pre-authorized debit is set up once and then collected on the due date.
Underneath, Next rent tells you the amount and the day it falls due, so you can send an e-Transfer a few days early and know it will land in time.
Paying next month's rent now
When you have nothing owing, the card offers to pay the next rent early, naming the month it covers and the amount. Select it and pay as usual.
The money sits on your account as a credit and covers that rent the day it is charged. Your portal shows Credit on your account instead of a balance while it is waiting.
What you cannot do, and why
- You cannot pay ahead twice for the same month. Once your credit covers it, the button is gone and the next rent reads as already covered.
- You cannot pay ahead while you still owe money. Payments go to the oldest charge first, so paying "ahead" with a balance outstanding would quietly pay off last month instead. Clear your balance first, then pay ahead.
- You cannot pay ahead if your tenancy ends first. If a move-out date is recorded and there is no next month, there is nothing to pay in advance.
- You cannot pay ahead before your tenancy starts. Rent begins on the day your tenancy begins, so there is no next rent to pay until then and Next rent stays hidden. Your payment methods are still listed, so you can see how to pay when the time comes.
Your first month may be a part month
If your tenancy starts partway through a month, that month's rent covers only the days you have the home, not the whole month. Next rent shows the smaller amount, and the charge itself says how many days it covers. Every month after that is a full month.
Getting it back
A credit is your money. If your plans change, ask your property manager to refund it.
