For tenants
Get your deposit back when you move out
When your tenancy ends, your property manager settles your deposit: they return it, or they return part of it and tell you what the rest was for. Your portal shows the whole picture, so you are not working from a single number in an email.
Where to look
- Sign in and open Your home.
- Scroll to Security deposits.
When your deposit is due back
Once a move-out date is recorded on your tenancy, the card shows the date your province expects your deposit back by, and how many days that is after your tenancy ends. If that date has passed and your deposit is still held, the card says so.
Some provinces set a process rather than a number of days. When that is the case, the card says we have no return deadline on file for your province instead of inventing one.
These figures carry a PREVIEW mark until a lawyer has reviewed them for your province. This is tooling, not legal advice. Your provincial tenancy authority can tell you the deadline that actually applies to you.
What was deducted
If money was withheld, the card lists each deduction your property manager recorded, in their own words, with its own amount. "Carpet cleaning, $150.00" is something you can ask about. A single total is not.
If you disagree with a deduction, raise it with your property manager first. Your provincial tenancy authority can tell you how to dispute it formally.
If an amount was withheld and no breakdown was recorded, the card says that too, and you should ask your property manager what it was for.
Tell them where to send it
Once your tenancy is ending, a Where to send your deposit card appears on your portal.
- Enter your new address. A care-of address, another province and another country are all fine.
- Select Save address.
Your property manager sees exactly what you typed, so nothing is sent to the home you are leaving. You can change it any time before the money goes out, and you can clear it by emptying the box and saving.
