Record a lease that was already signed on paper

If a tenant signed the lease before you started using Wealthru, you do not have to send them the document again. Record the signed original you already have, and Wealthru treats it as the lease of record.

What you need first

The signed lease as a file, uploaded to that lease. Open the lease, go to Documents and signing, and add it under Documents. Any PDF or scan works, including a photo of the signed pages.

Record it

  1. Open the lease and go to Documents and signing.
  2. Scroll to Lease e-signatures, then to Already signed on paper? underneath it.
  3. Pick the signed lease from the list.
  4. Choose Record as signed on paper.

Three things happen. The tenancy moves to signed, so Wealthru stops asking you to send it out. The tenant can see their copy in their portal. And the Lease agreement (PDF) button at the top of the lease starts giving you that file, instead of a fresh draft.

What Wealthru does not do

It does not create a signature. No signer name, date, or record of consent is invented from what you told it. Your lease history shows this as the paper lease was recorded, which is a different and weaker statement than signed in Wealthru.

That matters if a tenancy is ever disputed. A signature captured in Wealthru comes with proof of who signed, when, and from where. A paper record is your word plus the document you hold. If you need the signing trail, use Request e-signatures above instead.

Wealthru also sends the tenant nothing when you record a paper lease. Nothing happened on their side.

Picked the wrong file

Choose Not the signed lease?, then Unmark. The file stays on the lease and the tenancy stays where it is. Pick the right one and record it again.

A lease that was signed in Wealthru cannot be unmarked or replaced this way. That document is the record of signatures Wealthru captured, so it is not yours to overwrite.

When you cannot record one

The panel explains it rather than refusing quietly. A tenancy that has moved out, been closed, or was retired as entered by mistake cannot be signed at all, and the message names the step that would make it possible. A lease that already carries a signature captured in Wealthru is refused too, because a paper claim that contradicts a captured signature is a record nobody could rely on.

Which file is the lease of record

In the Documents list, the one that counts carries a Signed lease tag. The button at the top of the lease also tells you which of the two you are about to download: Signed lease (PDF) when there is a signed one, or Lease agreement draft (PDF) when there is not.
