Start a move-in from scratch
Set up a whole tenancy from one screen, even on a brand-new account. Wealthru creates the property, the unit, the tenant and the lease together, then takes you into the move-in wizard.
Before you start
- You need to be a property manager, account owner, or admin.
- Nothing has to exist first. You can pick things you already have, or create them here.
Steps
- Select Leases from the menu, then Start move-in.
- Choose what you are doing: - New move-in for a tenancy starting now. The lease begins early in its lifecycle and the move-in wizard takes over. - Existing tenant for someone already living there. The tenancy is recorded as active and the wizard is skipped.
- Pick the property, or select New property and enter its name and address.
- Pick the unit, or select New unit and give it a label such as Unit 4 or Basement.
- Choose the tenant. You can pick someone you already have, add a new person, or select From an application to move in an approved applicant. Picking an applicant also selects the unit they applied for.
- Enter the rent, the deposit and the rent due day, and a start date if you know it.
- Optionally attach your own signed lease to keep it on file.
- Select Start move-in, or Add tenancy for an existing tenant.
What happens next
- Everything is created together, so you land either with the whole tenancy in place or with nothing created at all. There is no half-finished state to clean up.
- A new move-in opens the move-in wizard, where you take the deposit and first rent, do the walkthrough, and invite the tenant. See Run a move-in.
- An existing tenancy opens the lease itself, already active and ready for rent.
Troubleshooting
- You get a message about the unit or the property. The message names the real reason, for example that a unit has been sold or that a property is not set up for renting. Fix that, then select the button again. Nothing was created by the attempt that failed, so you will not end up with a duplicate property or a duplicate tenant.
- The page seemed to hang and you are not sure it worked. Select the button again. Wealthru recognises the repeat and returns the same tenancy rather than creating a second one. Check Leases if you want to confirm.
- You cannot find the applicant you want. Only approved applicants for the selected property appear. Approve the application first, then come back.
- You already moved this applicant in. Choosing them again reuses their existing tenant record and does not send them a second portal invite.
