Move a tenant in with one guided flow that takes the deposit and first rent, records the walkthrough, and invites the tenant to their portal.
Before you start
- You need to be a property manager, account owner, or admin.
- The lease must already exist. See Add a tenant and create a lease.
- Have the deposit and first-period amounts ready, and plan to walk the unit so you can record its condition.
Steps
- Open the lease from Leases and start the move-in.
- Take the move-in money. Enter the deposit and the first rent. Wealthru checks the deposit against your province's rules and refuses an amount that is not allowed.
- Do the walkthrough. Add each area and its condition, with photos. An empty report cannot be signed, since it would not be useful evidence later.
- Create the signable report. Wealthru turns the walkthrough into a PDF that you and the tenant both sign.
- Invite the tenant to their portal so they can pay rent and send maintenance requests.
What happens next
- The deposit and first rent are recorded on the lease, and the balance updates.
- The signed condition report is saved on the lease for both parties.
- The tenant gets a portal invite. Once they accept, they can pay online right away.
Continue a move-in you already started
A move-in does not have to be finished in one sitting. Wealthru records each step as you complete it, so you can stop and come back. There are three places to pick it up:
- The property. Open the property and look at Tenancy on the Overview. It names the tenant and shows Resume move-in when the move-in is not finished. On a property with several units, the unit's row names the tenant and its actions menu offers the same thing.
- The lease. Open the lease and the button at the top reads Resume move-in, with the step you stopped on.
- Your home page. Move-ins to finish counts them, and takes you straight there when there is only one.
The wizard reopens on the first step that still needs you, worked out from what is actually on the record, not from where you were last. Steps you already did stay done.
Record a walkthrough after the tenant has already moved in
If you added the tenancy as an existing tenant, the move-in wizard never ran, so there is no condition report on file. That is worth fixing even months later. The report is your baseline at move-out and some provinces expect one for every tenancy.
Open the lease and look under the header. When a live tenancy has no move-in condition report, Wealthru shows Record the walkthrough there. Tap it to land on the Inspections tab, keep the type on Move-in, and start the walkthrough. The prompt goes away as soon as a move-in report exists, even a draft you have only just started.
This is not the same as resuming a move-in. A tenancy that is already active has finished its move-in, so there is no wizard to go back to. Only the condition report is missing, and this records it on its own.
Troubleshooting
- The deposit is refused. The amount or type is not allowed in this province. Check your province's deposit rules, which Wealthru surfaces as you enter the amount.
- You cannot create the report. Add at least one area to the walkthrough first.
- "This unit already has a live tenancy." The unit still has someone in it as far as your records go, so the lease is not made active. Your money is still recorded, nothing is lost. Check first whether the tenancy in the way is your own unfinished move-in, which is the most common cause: open the property, and the Tenancy panel names who is there and offers Resume move-in if the move-in was never completed. If it is a different tenancy that really has ended, finish it with End a tenancy and close it out, then come back and activate this one. If it was never real, use Fix a tenancy entered by mistake.
