Ask about your net worth and cash flow, and email a PDF

With Talk to Wealthru on, you can ask about your money in plain words and get the answer in the conversation. Every figure is the one your report prints for the same properties and period, so the answer and the report never disagree. Each answer has an Open the page link to the report, where the PDF and CSV are.

The answer to "what's my net worth" on a phone: value, mortgage balance and equity in one line, then each property with its equity, its value and its mortgage, the line As of the day, All properties, and that these are estimates for planning, not financial advice.

Ask about your properties

  • "What's my net worth?" The value of your properties, what you owe on them and your equity, as of today. A property with no valuation says so instead of showing $0.
  • "How much equity do I have in 42 Elm?" That property's value, mortgage balance, equity and loan to value. With no valuation on file, Wealthru says so and offers to record one.
  • "How's 42 Elm doing?" or "What's my cap rate?" Net operating income for the year so far (say "last year" or "last month" for another period), and the cap rate, cash-on-cash and DSCR from the Financials tab. The ratios name the figure they are worked out from: NOI at today's rent and costs.
  • "What's my cash flow this month?" Money in, expenses, mortgage payments and net. Months behind you are actual and months ahead are forecast. Each figure says which it is, and the two are never added together.
  • "When does my mortgage renew?" Every loan with its renewal date, soonest first.

Ask a report a question

Some questions are answered straight from a report:

  • "How much did I collect last month?" (payments received)
  • "Which units are vacant?" (the vacancy report, vacant units only)
  • "What's my NOI this year?" (the income statement, with its NOI line)
  • "Who is more than 60 days behind?" (arrears aging, tenancies late more than 60 days)

Email a report

Say "email the arrears report to my partner" or "email the rent roll to sam@example.com". Wealthru reads the report and any filter you said. When you said an address, that is who gets it. Otherwise it asks: as the account owner you can pick someone on your team, or choose Someone else and type an address. Add a short note if you like, then check the card and select Yes, send it.

The card for "email the rent roll to sam@example.com" on a phone: the report, all properties, As of the day it is read at, all of them, Someone else and sam@example.com both from what you said, no note, the lines Emails the rent roll report as a PDF to sam@example.com, once, and The email names you and this account as the sender, and the Yes, send it button.
  • The email carries the report as a PDF, exactly as the report page prints it with those filters.
  • It names you and your account as the sender. It is sent once, and nobody is added to a mailing list.
  • You can only email a report you can open yourself. A property manager who looks after some properties can only email those properties' figures.
  • Every send is recorded in your activity: who sent which report, with which filters, to whom.

Send the year-end package to your accountant

Say "send the year-end package to my accountant". Choose the tax year, type your accountant's address (or pick a link you already sent them), and choose how long the link works. The card says exactly what your accountant will be able to open, read only, and until when.

Wealthru emails a link, never the package itself. The link opens that year's T776 package and the accountant reports, and it stops working when it expires or when you turn it off on the Tax page. Only the account owner can send it, and a year with no books cannot be sent.
