For property managers
Record a company or trust as the owner
Plenty of landlords hold a rental through a corporation, a family trust or a partnership rather than in their own name. If that is you, the owner on title is the company, not a person. You can record it that way.
Tooling, not legal or tax advice. Who is on title is a fact you already know. Wealthru just records it.
What a company owner is, and what it is not
A company owner is a name on title and nothing more. It has a legal name, it can hold a share of a property, and it appears on owner statements and payouts like any other owner.
It has no login. There is no password, no invitation and no portal for it, because people act for a company and the company does not act. If the person behind the company needs to sign in, invite them as an owner in the normal way. Add the company separately for title.
Because it has no login, a company uses no owner seat. Your plan's owner-seat limit counts people who can sign in.
Where to find it
Open the property, then the Managers section. The Owners and ownership panel is there.
Add a company as the owner
- If the property is already 100% allocated, lower an existing owner's share first and save it. The shares on a property cannot add up to more than 100%.
- Under This owner is, choose A company or trust.
- Type the legal name, exactly as it appears on title. For a numbered company that is usually something like
1234567 Ontario Inc. - Set the share the company holds, then press Add.
The company appears in the list with its legal name and a note that it is a company with no login.
If you do not see the choice
This owner is only appears on a Pro plan or above. On the Free plan the panel adds owners by email only. Nothing is hidden from you by mistake, and upgrading turns the choice on.
Fixing a mistake
To change the share, edit the percentage on the row and press Save. To take the company off title, press Remove on its row. Removing an owner does not delete anything you have already recorded for them, and it does not touch past payouts.
If you typed the legal name wrong and have already added the company, remove it and add it again with the right name. Getting the name right matters, because it is the name that appears on statements and on a tax slip.
