Build a custom lease with the wizard

Build a lease clause by clause with a guided wizard: pick who is on the tenancy and in what role, fill in the terms, attach your house rules, then generate the agreement and send it to everyone who signs.

Before you start

• Custom lease authoring is off by default. It is a newer, structural feature that your administrator turns on per account under "custom lease authoring". Until then the classic clause builder (its own setting, "lease document builder") or uploading your own lease PDF are the ways to produce a lease document.
• The clauses are tooling, not legal advice. They are plain-language, human-reviewable defaults, and some may be limited by your province's residential-tenancy law. Clauses that counsel has not yet reviewed carry a PREVIEW mark. Review everything before signing.
• You need a tenancy to author against. Open it from Leases, then go to Documents and signing and find the lease-building section.

The eight steps

Four short steps make the lease. Three more are optional, and you can jump between steps freely.

1. Start from. The standard clause set for your province, one of your saved templates, or a blank lease with only the required clauses.
2. Parties. Who is on the tenancy, and in what role: - Tenants are named on the agreement, owe the rent, and sign. - Occupants live in the unit and are named in the agreement's occupancy clause. An occupant owes no rent and does not sign the lease. - Guarantors guarantee the tenancy's obligations. - Landlords who sign. Every landlord countersigns the lease. A property held by a couple has two, and you can list up to six.
3. Premises and term. The tenancy type, the term dates, and the occupancy details.
4. Money. The rent, the due day, and any deposit, typed the way they should read on the lease. How a deposit is held and returned is governed by your province's law.
5. The unit *(optional)*. Utilities, appliances, parking, condominium rules.
6. House rules *(optional)*. Smoking, pets, guests, and similar clauses. Clauses marked Advanced carry a caution you acknowledge before they can be selected, and that acknowledgment is asked for fresh each session.
7. Schedules *(optional)*. House rules attached to the agreement, like "Schedule A - Rules". One item per line. Schedules print inside the signed document, after the clauses.
8. Review and generate. The live preview, every remaining fillable detail gathered in one place, and the generate button. If anything required is still blank, the wizard names exactly what is missing instead of letting a broken document through.

Your progress is saved on this device per tenancy, so you can leave and come back. The draft clears once the lease is generated.

Prefer working with the raw clause list? Select Edit clauses directly for the classic builder. Nothing is lost switching between the two, they share the same clause selection and values.

Saved templates

• In the classic builder you can save the current clause selection and values as a named template, then start the wizard from it on another lease.
• Applying a template never skips an Advanced clause's caution. If the template includes one you have not acknowledged this session, the wizard tells you what still needs acknowledging.
• A template saved for one province does not apply to a lease in another province. The row says so rather than applying a partial, wrong document.

What happens next

• Generating composes the agreement and files it under Lease document, then sends it for signature. Every tenant and every landlord you listed gets their own signing link. The lease executes only when all of them have signed.
• Occupants do not get a lease signing link. Where an occupant acknowledgment form is generated for the tenancy, each occupant signs that instead, and it never holds up the lease itself.
• Schedules become part of the signed instrument. Once any signature is captured, or the tenancy is closed, schedule edits are refused so the text can never change under a signature.

Troubleshooting

• I do not see the wizard or the builder. The features are off by default. Ask your administrator to turn on custom lease authoring, or upload your own lease PDF instead.
• Generate is greyed out. Look at the "Still needed before you can generate" list on the review step. It names every missing field, including a landlord row without a name or an email.
• An Advanced clause will not select. Read its caution and choose I understand first.
• My saved template did not fully apply. Clauses retired since you saved it are left out, and the message says so. Advanced clauses wait for this session's acknowledgment.
• I cannot edit a schedule. The agreement already carries a signature, or the tenancy is closed. Correct the underlying situation first, the schedule text is locked with the instrument.
