Invite a tenant to their portal
The tenant portal is where your tenant pays rent, reads their documents, and reports maintenance. They cannot reach it until you invite them, and the invite has to come from their tenant record so it carries their tenancy with it.
Before you start
- You need to be a property manager, account owner, or admin.
- The tenant needs an email address on their record. Without one there is nothing to send.
Steps
- Select Tenants from the menu and open the tenant.
- Find the Tenant portal panel, just under Profile. It shows one of three states: - No access. They cannot sign in and nothing is on its way. - Invited. An invite is out. The panel shows when it expires. - Active. They can sign in and see this tenancy.
- Select Invite to portal. We email them a link that signs them up and signs them in.
- When they accept, the panel changes to Active. Nothing else is needed from you.
Resending an invite
Open the tenant again and select Resend portal invite. That sends a fresh link and stops the old one from working, so use it if the first email was lost or has expired.
If you corrected the tenant's email address after inviting them, resending sends to the new address and retires the invite that went to the old one.
Inviting from the move-in wizard
The last step of the move-in wizard, Invite and finish, has the same panel. Inviting there and inviting from the tenant record are the same action, so you never end up with two live invites.
If your tenant already has a Wealthru account
Some tenants already use Wealthru, either for another tenancy or as a landlord themselves. The invite still works and they keep the one sign-in they have. The accept page recognises their address and asks for the password they already use, so nobody ends up with two accounts or two passwords. They are never asked to choose a new password, and accepting your invite does not change theirs.
If they tell you the link says their password is wrong, they simply mistyped it or forgot it. The page has a reset link, and their invite stays valid while they reset. There is nothing for you to resend.
Imported tenants
Tenants created by an import have no portal access yet. Open each tenant and invite them from their record.
If a tenant says their portal is empty
Check the Tenant portal panel on their record.
- If it says No access or Invited, they have not accepted an invite yet. Resend it.
- If it says Active but they see no tenancy, check that the lease is on that tenant record.
An invite sent from the Team page is different. It gives someone the tenant role on your account, but it is not tied to a tenancy, so their portal will be empty. Always invite from the tenant record.

Good to know
- A tenant can hold a portal in more than one landlord's account. Their sign-in is the same, and each account only ever shows its own tenancy.
- Within one account, a single sign-in can be linked to one tenant record. If two tenants share an email address, only one of them can have portal access, and we tell you when that is why an invite was refused.
- Deleting a tenant record cancels any invite that was still waiting for them.

"Another tenant record in this account already uses that email"
Only one tenant record per email can hold portal access, so a second record for the same person cannot be invited. That usually means the record was added twice. See Merge a duplicate tenant record to fold one into the other, after which the invite works normally.
